What To Do Before You Sell A House

24 Feb 2008 12:33:29
| Dalvin Rumsey

The decision to sell a house can be a very difficult thing, but once it is made, people will most certainly want to finish the job as soon as possible. In order to achieve this, you must turn your house into an irresistible and marketable home. The strategy is not simple at all, as it takes careful planning and marketing skills and you will need about ten days to accomplish your task!

The first thing you must do is disassociate yourself with the home. It will no longer be your house, so why holding on to it? Say goodbye to every corner of the house and then leave! Take all your personal stuff with you. Things like pictures of you and your family will most certainly keep the potential buyers from imagining their own photos on the walls. Get rid of all the things you have not been using for a long period of time. You could donate them to persons who might really need help.

Buyers love to open closet and cabinet doors, so you'd better get organizing everything in there. They will then think that the house has been good taken care of and the trust meter will rise! A few minor repairs might sometimes be a brilliant idea. Therefore, you should consider patching the holes in walls and fixing leaky faucets. Don't forget about the doors that won't close properly or about the kitchen drawers that jam!

You should also remove some pieces of furniture that might block paths and walkways and put them in storage. Remove extra chairs from your dining room table to make the room appear larger. The whole idea is to leave just enough furniture in each room in order to show the room's purpose and plenty of room to move around. Almost every home shows better with less furniture, isn't it?

The final touch is making the house look cleaner than any other home your buyers might have ever visited! Therefore, you must such chores as washing windows, polishing chrome faucets and mirrors and cleaning out the refrigerator. Not to speak about vacuuming and dusting the furniture and ceiling! Is it too much for you? Well, I didn't even get to mentioning that the house must look as clean on the inside as on the outside! With this in mind, the sidewalks must be kept clean and the lawn must be in top shape! Otherwise, how could the buyer imagine himself living there?
