   Be cautious with real estate

You must be sure what you are buying and that the seller actually owns what he is selling.

Property seekers, beware! Pick up the weekly editions of your favorite newspapers where property columns are perhaps the most exciting feature. Most of us planning a roof for us or thinking of parking small money as investment in some real estate, like in the property hub Real Estate Gurgaon, would fall for the advertisements on a range of projects and we think our dreams could come true through a favorable deal.

Check this out, and this is no exception, mind you.

There were a series of advertisements form a real estate developer, who promised really cheap plots not very far from Gurgaon. You can see in newspapers that there are lots of Gurgaon plots or nearby plots not very far away from gurgaon, advertisements by the builders. The builder had lined up a series of real estate agents in Gurgaon to pitch the sales and gave away their contacts in his prime advertisement in a national Daily.

I decided to go on a drive to check out where the builder was having his project located. I had picked up two more addresses of the so-called upcoming projects or in the much advertised parlance, the pre-launch projects.

So that Sunday morning, equipped with the mobile numbers of the concerned telesales executives and the advertised locations I went on this ride to investigate the dream properties. When I reached close to a spot where a reputed builder was supposed to have his project upcoming I stopped and called up the agent for the exact location. "The land belongs to the village and there is a landmark so and so after you take a turn after so spot," he tried explaining. I could not find, gave him a call again as I could not even find a sign board. "You see the sign board has not been put up, for the site is being acquired for the project and the acquisitions are under progress.

Such story continued with another developer, who had had his sign boards everywhere but not on the land. Property rates in Gurgaon are an attraction. Be it a flat or an office space that you rent or buy you must be sure what you are buying and that the seller actually owns what he is selling.
